This 3 bedroom holiday cottage in Brighton is newly decorated and furnished. It sleeps up to 8 persons over 3 floors making it ideal for families, small groups and corporate stays.
Ideally located directly opposite a beautiful park with a fantastic playground and skate park, this holiday let property is very central to all Brighton has to offer, within walking distance of most of the attractions, train station, shopping, bars, restaurants and conference facilities.
The kitchen/diner, with seating for up to 8 guests, has a double oven, hob, washing machine, dishwasher, microwave and fridge freezer. Also on the ground floor looking out over the park, the lounge area with TV and Wi-Fi, sofa and additional sofa bed.
The first floor where bedrooms 1 and 2, both have zip and link beds that can be used as 2 twins or king size doubles, and between these rooms a toilet/shower room. While on the second floor bedroom 3 also with a zip and link bed as a twin or king size double is next to the bathroom with separate bath and shower.
Smoking is not permitted inside the house, a small external patio at the rear of the property is the allocated smoking area.
Please note prices are based on 6 persons, for extra 1/2 persons using the sofa bed there is a charge of £20 pppn Jan/Feb/Nov/Dec £30 pppn March/April/Oct £40pppn May to Sept (inc).

We really want you to enjoy your stay with us and in order to make sure that you do and for the sake of other residents, we ask you to respect the house rules:
1. Smoking is not permitted inside the house, however a small private courtyard is available at the rear of the house.
2. Please keep any noise down after 10.30pm & before 7am.
3. Please leave outdoor shoes on the door mat.
4. No pets.
5. Please note check out is by 10am. We do ask that you respect the check-out time as it affects our ability to prepare the apartment for the next set of guests. You agree to being charged a late check out fee of £25 per hour or part thereof, if you are not vacated by this time, unless agreed in advance.
This property requires you to pay a deposit of £99.00 on booking. This acts as a Booking Deposit until you enter the accommodation at which point it becomes your refundable Damage Deposit for the property.
If no deductions are to be made for damages/cleaning we aim to return the damage deposit to you 7 days after departure from the accommodation.
